The Daily Telegraph calls the location of Knoll House "sensational". It's five minutes' walk from Studland Bay. This 4-mile-long beach has crystal-clear waters and views of Old Harry Rocks.
The hotel was a regular retreat of author Enid Blyton. Several local landmarks—including Studland and Corfe Castle—inspired settings in her stories.
Leisure facilities include a pitch-and-putt course, tennis courts, and an indoor swimming pool. Other facilities include a games room and a cinema room. Children stay for free but are charged for meals as taken.
Swanage, which has a pier and a steam railway, is around 15 minutes' drive away. You can also visit Fort Henry, a 15-minute walk from the hotel. This is where Winston Churchill, President Eisenhower, and George VI watched troops prepare for D-Day.
You can drive 35 minutes to see Durdle Door, one of the most photographed spots in the UK.
For a scenic hike, follow the South West Coast Path towards Shell Bay. A ferry runs across to Sandbanks peninsula every 20 minutes.

Knoll House is wonderfully quirky and historic, ideal for anyone wanting a charming, characterful experience. Its proximity to attractions such as Swanage and Corfe Castle makes it perfect for exploring. The on-site facilities, including pools and sauna, offer plenty of activities and distractions for individuals or families. There staff we saw were hard-working, efficient and pleasant. When the receptionist saw my mobility difficulty, she arranged for a move to a more accessible room. The room was large, with extremely comfortable beds. The bathroom was excellent, with a bath, a separate shower cubicle.and a good range of toiletries. Although the room and chairs were a bit tired, it was comfortably warm. The tea/coffee options were basic but we found the restaurant coffee to be delicious, as was the food at dinner. A good selection of hot and cold food was available at the buffet breakfast. Dog-friendly areas and outdoor provisions were also a bonus, which we will use next visit. A short walk to the nearby National Trust beach cafe is also recommended, welcoming walkers, cyclists and dog owners. We had a very happy and relaxing weekend, which we plan to repeat with family and dog. Recommended for its uniqueness.

We booked on an offer but the room was small and away from the main building. We ask to be moved and we got a much better room. The only complaint about that room was that the shower tray filled up and was in danger of overflowing into the bathroom.

The hotel and staff were excellent but had a few issues with not getting information about the facilities and services particularly in the pool and spa area. Also was charged/invoiced for gratuities without being given an option as we had already left them . This was pointed out to the Receptionist on leaving. Overall it was a fine experience and would give a positive recommendation to other’s Thankyou

In an excellent location with views over Studland Bay. We found the food excellent. Generally, the staff were very friendly and helpful. A rather tired hotel that needs updating, but enjoyed the fire in the reception/lounge as did the many dogs who were there.
An enjoyable stay with a nice touch providing a complimentary glass of prosecco before the meal as it was both of our birthdays.

Full marks for fixing the shower as soon as we told them about it - cannot understand why no previous guests hadn’t mentioned it.
A little disappointed that no notice was posted apologising for the 0500 fire alarm which was thankfully false. James must be congratulated on the way he single handed coped with this incident.
The management may like to reconsider their evacuation policy as there didn’t appear to be any method of ensuring everybody was out of the hotel.

There was a fire alarm at 4 am
Which was fine but we left the building which seemed like there was no staff to be see when to the place we were meant to meet at and there was only a few people about with no staff
We waited for 30 mins and still no staff came out so we went slowly into the building to see if it was safe. The alarm had been turned off but still looked everywhere for a member of staff to advise us what to do
We went to our room and waited just in case it went off again but it didn’t
The first we heard after asking a staff member who said it was a faulty alarm
I think there fire safety was appalling and needs a close inspection. We only stayed 1 night and we left
I felt unsafe and it was totally unacceptable
I think this needs addressing at the earliest possible opportunity before there is a very serious problem

We really liked the old fashioned feel to this hotel, and loved the location on Studland Bay. The room was fine, but a little cold as the hotel had problems with the boiler during our stay. The heated towel rail never worked. The Games room and the indoor pool were added bonuses. And the food both nights was delicious!

Disappointed with the weather (it rained all the time we were there!) so not the Hotel's fault. The dinner was good vfm - wine was far too expensive though. Breakfast was excellent however!

It's a shame the hotel didn't have enough room in the dining room for those with dogs in tow. We were clearly told on arrival for dinner that we were not in the correct dining room and that there was no availability for sitting in the "doggie diner" - unfortunately as we went past there was an empty table, which on enquiring with the maitre d' we were told that if we could wait 10 minutes this could be our table. We declined as we had already put our pet back in our room (outside in the suite area some 100-150 metres away - and it was still raining!). This rather spoilt my evening, which was a birthday treat!

dinner- limited veg selection (only green beans on both nights).
Very limited meat selection on the saturday 2 offered - beef & lamb, we opted for lamb and were told the lamb was not available- pepper beef only and this was at the start of service (7pm).
The chef needs to extend his skill set to using a microwave for peas and other veggy.
Over all - a less than average meal.
I asked for a pint of guiness in the bar - came as not draught but a can through a machine and i went away £7.50 lighter for a can of beer.!!

We had a couple of issues this time: the towel rail in our room was dangerously hot and couldn't be turned off which made the room so warm we had to have the patio door open all night. A solution couldn't be found while we were there but a reduction on the price was made. We were also a bit taken aback by the 'gratuities' addition to our bill for the restaurant - £17 over the two nights. This wasn't compulsory and was in the small print on the menu but it still came as a bit of a surprise.

It was like going back to the 1930s! Lovely in many ways - lounge areas with daily papers to hand, log fires etc - but that shouldn’t mean that basic maintenance and improvement work can be overlooked! Bathroom was not up to standard as it was so small that it would have been almost possible to sit on the loo, wash your hands and take a shower at the same time. Our washbasin had a large crack in it and badly needed to be replaced. The dining room was very large and impersonal but, on the positive side, the food was excellent and the bed, breakfast and evening meal deal was very reasonable.
One point - at the end of our stay we received a bill for the drinks we had consumed during our stay with 5 added gratuities amounts. I presumed these were ‘tips’ and the receptionist confirmed this and said ‘you can always remove them if you don’t want to pay them’. I really don’t think this is the right way to do this!

Hotel is in an amazing position by the beach, and looks lovely. Inside is very 1930's but has a certain charm. Unfortunately the weather was awful so we weren't able to use the pitch & putt or go down to the beach. All the staff were very friendly and helpful and the dining room and food very good. I think it would be a great place to stay in the summer for families, as there is a huge games room , play area , beach etc...

We stayed one night (room 83) and upgraded to a seaview room on booking. Very disappointed with the "seaview" which was more of a huge expanse of flat roof with a tiny gllmpse of the sea. Our bathroom was very sub-standard with broken bath side panel and horrible lino on the floor. The room itself was a good size, but again, the whole area needed an upgrade. For one night we tolerated it.

Comfortable stay in a spacious room. Lovely and quiet at night. The general decor was dated but this hotel made a refreshing change from your average standard stay. There was a games room offering many different pursuits. Outside were tennis courts and pitch-and-putt course. Interesting exhibits in the hotel told of its history. Whilst we enjoyed the ambience sadly the food was a letdown. The evening menu changed daily but was very restricted with only one vegetarian option. The starters were good but the mains were not. Breakfast was self-service and although offered sufficient options was pretty average. Drinks seemed very expensive.

My husband and I went to Knoll House recently. On an exceptionally good value Travel Zoo deal. It’s a quirky hotel with a fascinating history. Aspects of it may seem dated to some. But we had a wonderful time. The location overlooking Studland Bay is amazing. The welcome was warm and the staff very hardworking and friendly. Nice bar and lots of comfortable lounges. Our bedroom was extremely comfortable, clean and spacious. Two comfortable arm chairs. Hot powerful shower over a bath in a large clean bathroom. Not modern. But not archaic either. Absolutely fine. Garden view. Overlooking lovely trees and a lawn. We didn’t know what to expect meals wise - but compliments to the chef and team as the food was delicious. We return to Knowle house at least 2 times a year to enjoy the fantastic location. Hotel is very faded but comfortable and clean - a bit like putting on a pair of comfy old slippers. Rooms are well equipped with storage and bathrooms fine with lots of reliable hot water. Yes, the whole hotel needs a huge makeover but that would probably mean most of the folk who return there time after time will be priced out of it. The food is simple but tasty and staff hardworking but cheerful. Lots of lovely walks from the hotel and nice pub and the Pig on the Beach in easy walking distance. Bus stop to either Swanage or Bournemouth across the road so no need to use the car during g your stay if that suits you. We’ve already booked to return again in March.

We really enjoyed the relaxed country house vibe. Yes it looks a little tired in places but there's plenty of spaces to sit and enjoy the views and lots to do on site with golf clubs, tennis racquets, etc. provided plus lovely walks from the door and just a short drive to most local landmarks. We look forward to our next visit.

The hotel
Breakfast could have been a bit more varied (maybe a fish option and a choice of breads and spreads) but the evening meals were excellent and the menu was completely different each evening.
There was a ready supply of hot water and a good shower. For sure we have stayed at grander places but this feels like a comfortable family home with its interesting pictures and mementoes and offers a different style of getaway.

Watch out for gratuities charged by bar for each order, even though we went to the bar to order the drinks, and the wine was brought to the table but not opened or poured for us! Luckily the charges were dropped when we queried the bill but shouldn’t really have been put on in the first place.

We discovered that the end of our bed was soaking wet not long after we had arrived! I went to Reception and Housekeeping was immediately summoned. The young lady inspected it in front of us – the water had seeped right through to the mattress. She explained that the mattress would have to be turned over and complete new bedding put on, so rather than watch over her we repaired to the bar. When we returned to our room after dinner, we sort of expected a card on the bed with apologies and perhaps the offer of a bottle of wine the next evening with dinner – but no, nothing, nor was there any discount taken off our bill at the end of our stay. We still had a wonderful break at Knoll House - the outdoor pool was a real treat in the hot weather - and we will return, but this episode highlighted the need for some Customer Service training.

The staff at Knoll House are so lovely and pleasant. The hotel has a style that is eclectic. The rooms are well equipped and can vary from a sea view room with a balcony to two rooms one as a bedroom and other a seating area. Downstairs is a warren of rooms so visitors can disappear to read on cozy sofas and chairs, to the bar, the games room and others. We enjoy the food here, a great chef and the views to old Harry and the IOW on a clear day. The beach is exceptional and the woodland to the back of the hotel a joy to walk in.

We first saw Knoll House Hotel a couple of years ago from an open top bus going from Swanage to Bournemouth vis the ferry and thought what a great location it was in, so determined to check it out when we got home from that holiday. I looked at the tripadvisor comments at that time and decided that there were some poor comments that frankly, put us off visiting at that time.
But we recently decided to give it a try and we are so glad that we did. We had a reasonable room situated around a courtyard and everything that we needed was there. Parking was slightly random but it seemed that everyone managed to park ok each of the 2 nights that we were there (despite one car managing to occupy a space for 4 or 5 cars by parking right in the middle of a pair of trees instead of over to one side and also parking centrally lengthwise rather than going forward to allow a car park behind. That is typical of certain members of the public who have no regard for others and always deem themselves to be “right” – probably the same type who previously gave the poor tripadvisor scores, because we saw no reason for anything below high results.
We had nothing but good service throughout – everyone was friendly and helpful if needed. All food was a very quality – nice breakfast (a little limited selection but what was there was cooked well and the hot food was just that – hot (often served slightly cold in may places). Our dinners (over 2 nights) were also to a high standard – very tasty.
But the location really sets this hotel apart. Bus stop just outside making easy access to nearby towns (as above). There is a path through woods just across the road, which leads down to the superb beach. This can be used to walk to Studland avoiding the main road. There is a great pub in Studland (Bankes Arms) and it is the start of a great walk to Old Harry Rocks and the adjacent cliffs towards Swanage. You can either make it a circular walk skirting a small community ending at Studland Cross, or continue into Swanage and bus back.
There are other facilities at the hotel including a spa, swimming pool, tennis court and golf pitch and putt but we did not use them as we had limited time and with good weather we were exploring the area.
We will look to return.

Big difference in the quality of rooms between two couples booking at the same time through Travelzoo. The inferior room was in a location across a dark and hazardous yard, had no sockets near the bed and no Wi-Fi (despite reception asserting that it was ‘usually okay’). Although this was inconvenient and slightly irritating in this day and age, it did not negate the overall positive experience.
Excellent staff - Gonzo, Neil and Eva in particular were friendly, professional and the chef was very accommodating in adapting a dish for a vegetarian.

Restaurant dinner was, on the whole, excellent. Of the three nights we stayed, I did have to send one meal back. Waiting staff were friendly and helpful.
Buffet style breakfast was adequate. I've had far better in terms of quality and choice, but also had worse.
The hotel room was rather shabby, but had all we needed. Cleaning staff were a joke. One night I left dirty towels on the floor (to mop up water from faulty shower) but they were not changed, presumably because they weren't left in the bath, as per note on the wall. Next day, room wasn't cleaned at all. Then, on the last day, there was no hot water at all.
The staff on reception were as helpful as they could be, but the room phone didn't work either, so I lost count of the number of times I made the 100m walk to Reception to complain.
The spa/sauna/steam room complex was nice, but the showers in there did not work.
In summary, if I had paid full price (£170+ per night) I would have demanded my money back. As it was, the deal through Travelzoo made the break acceptable price-wise, but still not an excuse for an appalling state of affairs.

Heating in the bedrooms failed on the first evening. The staff knew this but failed to tell us. When approached we were told that the engineer would be there in 10 minutes. 2 hours later the "engineer" was 20 minutes away. Heating was restored the following day. Later in the evening electric heaters were provided. The whole hotel is shabby, run down and very tired and in need of maintenance. There was no sign of a duty manager, unless it was the receptionist. The whole place seems to be influenced by its purchase by Kingfisher Hotels who appear have no interest in the present customers. Their interest is the development of the site only. Could have been good with care and attention.

I love staying at at Knoll House . We had a Seaview suite on a very reasonable TRAVELZOO deal. It was on the ground floor with outside seating and the view was wonderful. But I think many people would describe the room as tired. For us it was fine. Alll part of the character of the hotel and that is it’s charm. If that was changed and it became another soulless modern building I would not go back.

Knoll House is the type of hotel rarely found in this modern world. It has an old fashioned charm - it has not been knocked about to satisfy current trends. The walls are covered in pictures and photos showing Knoll House and the surrounding area taken over the last 60 or so years. The whole atomosphere is conduction to a relaxed holiday.

I did not experience any problems with my account on leaving, However, on each morning I witnessed guests who were confused by and did not understand their bills. The problems mainly arose because when ordering extras from the dining room/bar menus no separate slips were given/signed for by the guests. I appreciate that this would cause additional work for the restaurant/bar staff but each morning the receptionist spent lengthy periods attempting to explain the individual charges appearing on the account. |Many guests were not aware of the staff gratuity charges that appeared and how they were calculated.

We really enjoyed our stay. The breakfast was buffet style but plenty of options to start the day. Evening meal was great value and a lovely menu, no frozen reheated pub meals here. Yes you pay service charge on any drinks or extras ordered with meals, but we would have chosen to leave something for staff anyway, so not a problem. We asked to book for family trip for our golden wedding but not taking advance bookings as planning permission applied for to make changes. So make the most of bargain prices before the change happens!

Our room in the courtyard, 124, was lovely and warm on the afternoon we arrived but no heating at all in the morning so pretty cold. There was also only a very thin duvet on the bed and a thin throw. No blankets or extra pillows in the wardrobe either. The tv is on the low window ledge too so you have to sit bolt upright to arch it as so low. It would be better on the wall or on a unit. These are just a few little points to make guests stay even more enjoyable. Thank you.

One small thing that I did not like was the addition of gratuities onto my final bill, it was only £8.09, and not worth making a fuss about. Perhaps it was in the "small print", but I did not like it as I was not aware it was going to be added or how calculated.

Our overall good experience was spoilt by unexpected charges on an unitemised, unexplained bill which needed to be challenged. £40 corkage for 2 bottles of wine was not mentioned beforehand and gratuity was also added to this. The included dinners each had a gratuity charge as did every drink whether brought to table or ordered in the bar. A dessert was charged which was not ordered and I see that when refunded on request the gratuity was still included. Pity: this soured an otherwise enjoyable break for 10 people in a pleasant, clean hotel.

All was well until the morning of checkout. We had taken some fizz with us-a gift as the the five wives have known each other since 1963-61 years!! We asked to borrow some glasses, and we tucked ourselves away in the games room before dinner the night before, to have our drink. NOTHING was said at all when we borrowed the glasses, so when we came to check out, as well as gratuities which had been automatically added, EACH ROOM had been charge £8 corkage for two bottles which they didn't even have to open!! That probably cost more than the wine! £20 a bottle corkage-that is outrageous! What made it worse was nothing was said at the outset, and there was nothing anywhere saying the 'standard corkage fee' was £20! I just cannot get over that!
Other Comments
We enjoyed the food, and the staff were great, with the exception of the reception staff who were economical with the fact that corkage would be added. Had it not been for that and the already added 'gratuities' we would have left the waiting staff and housekeeping a generous tip as we felt the did a good job.

Knoll House was a fascinating place to stay full of fascinating insights into its history in a beautiful setting. We spent a very happy time looking at the information, pictures and memorabilia which gave a wonderful window to life in the past, including the hotel having being a haunt of Enid Blyton and playing host to Churchill and Eisenhower. I loved that the furniture was of a period that recalled the era.

The room's walls were paper thin so we could hear our neighbours talking, we could hear cars coming and going in the car park, which meant we couldn't leave our dog because she was anxious and would bark which would disturb our neighbours. We knew we wouldn't sleep, so we checked out within an hour of arriving. I was also told that I didn't need to book dinner in the dog friendly area before arriving, but when we booked dinner we were advised they had no room left in the dog-friendly area.

Service was good albeit we waited nearly 30 minutes for our main meal one night only to e told after we questioned why the delay that the kitchen had lost the ticket.
My main concern is that when I booked I was not made aware that suddenly gratuities we being added to any purchase which admittedly was discretionary. I am opposed to paying on drinks especially bottles of wine.
For that reason we would certainly think deeply in the future before we booked again.

Hotel is being allowed to run down as the new owners want to completely redevelop it (A quick internet search confirmed) The result is a tired, run down building, furniture dating from 60’s and 70’s and grubby around the edges. Two members of staff I met couldn’t have been more disinterested if they’d tried. I saw a customer ask for her table in the bar/lounge area to be cleaned and she was given a cloth to do it herself. They hotel is dog friendly and when we visited there was lots of dogs with many not properly trained and owners happy to allow them on the furniture when wet. Final straw was being presented with a bill, slid under our room door, for a 10% gratuity for our meal the evening before which was prepaid

Hotel looks a little tired from the outside, old type window frames form the 60's, but never judge a book by the cover, enjoyed our stay, Hotel position is perfect.

A hotel we have visited many times first because of the area for walking and second the atmosphere at the hotel.
