It's clean and tidy but quite basic. The evening meal we had was good. Breakfast was ok. Location is away from main roads and towns so only good for a stop on route, really.

Lovely good value stay with nice staff and food. Hotel is slightly off the beaten track but we used the nearby park and ride into York which was great. Rooms are slightly dated but very clean and comfortable and it is a peaceful and relaxing place.

The grounds were lovely with plenty of outside seating. Plenty of teas and coffees etc. in the room. Housekeeping was excellent. Towels were of a very good quality and the duvets were nice and thin.

We were to be given a room on the top floor during this heatwave which we rejected. We made sure we arrived at the allotted check in time to ensure we were happy with the comfort of the room. We paid extra for an upgraded room on the ground floor. It took some persuasion for them to do this for us though. There is a sign saying there will be a fine of £160 if steam from the bathroom set off the fire alarm in the bedroom. However the extraction in the bathroom was minimal if at all. This made it very uncomfortable to use the bathroom (making sure the door was shut) after showers as it was very steamy. Breakfast was a disappointment.

On the first night, we were woken around 5am by a really strong smell of sewage. When we finally realised it was coming from the bathroom we closed the door and opened the window wide. I was physically sick because of it.
We reported this in the morning and were told it would be sorted. I asked that, if it wasn't could we change rooms. She said it was unlikely but she would check. When we returned in the afternoon, I asked if the problem had been sorted as I didnt want to be ill again. I still didn't feel well and was exhausted from the night before. The receptionist couldn't tell me but said that she would check and let me know. She didn't so I called while we were out. She said that the manager 'believed that maintenance had gone to the room.' I left my number and asked them to let me know. When we returned to the hotel around 8pm, I again asked at reception if the problem had been sorted. She said that the manager had been busy but he would let me know. I repeated my request that if the problem had not been resolved, could we change rooms as I was so ill. I also said that if it wasn't sorted and we weren't moved, I would be seeking a refund. I still heard nothing so I woke every few hours worrying that the room would smell again. I hardly slept again. The room did not smell as bad again. There was some residual smell but my sleep was disturbed because I was worrying about being ill. If only someone could have reassured me that the problem had been treated.

Burn Hall Hotel is a large, value for money hotel with very pleasant staff and in an ideal location for touring North Yorkshire. The rooms are spacious and clean and lifts are available. The menu is traditional and somewhat limited for vegetarians/vegans but there is always something.
Other Comments
The background music is irritating and could easily be omitted, but only people like me notice it!! Burn Hall attracts a more mature clientele so don’t expect any night life. Having said that the grounds are beautiful and ideal for evening walks.

Lovely hotel. Very warm welcome.
Rooms are cosy and clean. Tea & coffee facilities. Flatscreen TV with standard terrestrial channels. Plug sockets on one side of the bed so perfect for my CPAP machine. The hotel caters for disabled guests. Water from the shower was a bit tepid, fortunately, it was a really hot weekend so that didn't bother us too much. There was no air conditioning but there was a sign saying you could ask for a fan. There was a hairdryer in the drawer. Everything we needed for a good stay.

If you want fried or poached eggs with your breakfast ask for them as you enter the restaurant. They can take up to 15 minutes to come at busy periods. If you're planning to go into York whilst there, it's a good idea to drive to the Park & Ride at Rawcliffe Bar and take the bus in. The park & ride is 15 minutes away and the bus takes another 15 minutes. That way you avoid the extortionate parking fees in York. The bus is £4 per person return.

The area is quite rural and the grounds of the hotel are wooded with lawns. Birdlife and wildlife can be spotted which we like. Situated in easy reach for York, Castle Howard, Sutton Hall and Malton ( a foodie hotspot). The hotel itself is a lovely old house with main areas well decorated and kept. The rooms although functional are beginning to show signs of needing an update. While the prices remain very reasonable this is acceptable as long as things are well maintained. The restaurant serves well portioned food so a good appetite is needed. The staff are all hard working and are polite and friendly. Our room on the ground floor was ideally placed for us because of some motability issues. Although there is a lift we didn't need it this visit. Booking in and out of the hotel was quick and problem free.

This was our third visit to Burn Hall Hotel. It is excellently situated to visit many places, including York and the Cleveland Way. The food is good, the portions are large, and they do an excellent full English breakfast. The rooms all have tea and coffee-making facilities, small packs of biscuits, and shampoo/shower gel. Rooms are only made on request, but extra tea/coffee, etc., are available on request from the reception.

We visited with friends using a two-night special offer and felt that we got very good value. Our room was clean and quiet, and we were happy with all the facilities apart from a couple of small things (the pillows were very flat and uncomfortable and the shower suddenly went very hot or very cold without warning). We particularly enjoyed the breakfast and the opportunity to linger without being hurried along. The staff were friendly and helpful, and the food was tasty. We ate in the restaurant one night and that was fine. We would definitely consider staying there again when visiting York.
