Enjoy views over the English Channel from No 98 Boutique Hotel, just off the seafront in Weymouth, a town with a "bustling harbour", "superb seafood restaurants" (Lonely Planet) and a 3-mile stretch of sandy beach.

Fort Nothe, a Victorian harbour fort with an extensive underground tunnel network and lots of displays and exhibits, is 20 minutes' walk. The Jurassic Skyline (adult ticket £7.50) is less than 15 minutes' walk from the hotel and offers views up to 16 miles away from 174 feet above the ground. Weymouth Museum (admission £1), where you can learn the history and geology of the town, is 15 minutes' walk. The hotel is also around 30 minutes' drive from West Bay in Bridport, where popular ITV drama "Broadchurch" is filmed.

No 98 Boutique Hotel takes inspiration for its nautical décor from its location, mixing neutral tones with hues of blue and turquoise, paired with light wooden floors throughout.

We enjoyed our stay, the location is great, right on the seafront with amazing sea views. The room was nicely decorated and had everything you need for a comfortable stay. The afternoon cream tea was amazing and the breakfasts were spot on.

The location was fantastic. Pillows and quilt were very nice and emily was very helpfull and friendly. Breakfast was nice too.

Before our visit i did phone to discuss parking as its very limited and nobody answered and i left a message and no return phone call was made. And i tried a couple of times after but no answer. Dissapointed as when i turned up all parking space was pre booked.

Hotel is situated right on sea front next to clock tower. There is limited parking (pre-book if you can) but there is a pay and display just behind hotel £6 per day free after 6 pm. We were in Room 5 on top floor which is spacious but at back of hotel and overlooks roof tops - not a great view but a great room. Large comfortable king bed good size ensuite tea coffee and sherry!! Very pleasant neutral decor. Flat screen TV with lots of channels and a docking station to charge all your devices!! And of course free wifi. Great room facilities. Breakfast is served in a bright dining room with plenty of choice cereals and fresh fruit and hot food. It was cooked to order and was delicious. Afternoon tea was incredible consisting of a small selection of sandwiches scone cream and jam and was served in a lovely light lounge/bar area overlooking the sea front for you to relax in and enjoy the sea view or a seletion of magazines.

Owner Gail is very welcoming and helpful with great attention to detail. The location is excellent, the room was comfortable and clean and the lounge/bar very nice. Breakfasts are excellent including a wide choice of fresh fruit.

The carpets were very dirty, there was a lot of dust on dado rails/skirting boards and marks on radiators and walls. The bathroom in our room had a very musty smell and also wasn't exactly spotless. We were concerned that if the public areas looked like this, what was the kitchen like? We didn't stay the night, once we had seen our room we checked out. We were polite and so was the owner, who said she wouldn't charge us but my credit card shows the withdrawal so I'm expecting a refund. It's ashame because we were left with no accommodation for the night and she was left with no business. They had tried hard to give the boutique B&B experience but the fundamentals, I.e. cleaning and attention to detail were missing.

Room was very small and not well serviced. Carpets were very grubby. Garage car parking was booked but not available when we arrived. Public car parking was very expensive and inconvenient.
