Both the Jane Austen Centre, and the Roman Baths and accompanying museum are around a 10-minute walk away and Bath Abbey, a "15th-century edifice of golden, glowing stone" (Lonely Planet) takes about 15 minutes to reach on foot.
There's a "Victorian chic" (The Daily Telegraph) feel to Brooks Guesthouse's interiors, which include an elegant lounge with plush seating and a fireplace. Guests can start the day with breakfast in the "relaxing and informal" dining room -- options include eggs florentine, smoked salmon and cream cheese bagels, and sausage and bacon sandwiches. There's also an honesty bar stocked with drinks and snacks.

From start to finish the staff at Brooks Guesthouse made us very welcome. The hotel was close to the car park (Charlotte Street) which was expensive (£30 for the two days) but at least it was safe. The hotel was great with the breakfast having a good choice and plenty of it. The hotel was close enough to the town centre that it was an easy walk and we were provided with a map and directions from reception so found everything easily.

The highlight of our stay was breakfast. Everything cooked fresh to order with daily specials on offer. I have stayed in far more expensive hotels but their breakfast can not compare to this. Also, staff are friendly and welcoming, nothing too much trouble. Parking in Bath is expensive, we used the hotel parking permit which cost £20 for two days. Parking on a Sunday is free. Good location (near Royal Crescent) but is on busy main road. Easy 10 min walk into Bath centre, we personally preferred to walk through the park running behind the hotel.

We stayed in room 22, the black four poster room you see advertised. Be warned this is directly off the main lounge on entry level so can hear all coming and going. Tbh this wasn’t too much of an issue but we did find the room above to be noisy when they walked around which woke us early. Unfortunately this is an old converted house so creaking floor boards are going to happen so not sure what they could do about this. Other that these two pints, the room was nicely decorated and had a nice on suit. One of the most comfortable beds i’ve ever slept in. View of horrid little courtyard was not a bonus so don’t look out.
