Fresh off top-to-bottom renovations, ARC The.Hotel opened its doors in May. The boutique hotel is located in Washington's Foggy Bottom neighborhood within a 10-minute walk of George Washington University and the Lincoln Memorial. Popular attractions like the Kennedy Center, Smithsonian museums and Georgetown Waterfront Park are less than a 20-minute drive from the hotel, and the Metro stops two blocks away, connecting guests to the entire city.

High-tech guest rooms feature keyless entry, Smart TVs, USB-enabled bedside tables, a customized pillow menu, virtual concierge and free Wi-Fi. Accommodations are outfitted with stone bathrooms, Keurig coffeemakers, refrigerators and king or queen beds. While renovations to guest rooms and the fitness center were completed earlier in 2018, the hotel's restaurant is currently under construction and slated to open in mid-October. In the meantime, complimentary coffee, juice and pastries will be served in the lobby.

The staff was very nice and helpful. The room was large and fine.

1. When we turned the heat on it sounded like we were standing next to jets taking off and stayed loud the whole time it was on. 2. There is a motion light that is bright and turns on when you walk in the room (a nice feature) but it is so sensitive that it continually turns on throughout the night when you just adjust your blankets. I got out of bed, turned it off and in seconds it went back on. Every time I thought it was off, it would turn on again. The front desk told me I would have to have called the front desk and they could turn it off from there (who knew?)

It was way too hot and the staff said there was nothing they could do, once the heat is on, that’s it even though it was in the 70s outside. Also on Saturday night during prime time they changed the internet password which took over an hour. Seemed like poor timing.

It was a very good location. Very convenient to the Foggy Bottom Metro station, so getting around the city was very easy. We were able to walk to Georgetown and other areas very easily. The rooms themselves were clean and comfortable. I did like that they had a variety of pillow options - many hotels give you feather pillows, which we are both allergic to, so it was nice to have a variety of non-feather options to choose from.

The website said that they could set our room to the preferred temperature before our arrival. When we got there, we found that the entire building was on one climate control system, which was set to heat. We woke up in the middle of the night sweating to realize that the temperature in the room was 80 degrees. Called the front desk and were informed that we couldn't change the temperature. We opened a window, but were facing a street, and were woken up all night by traffic, people yelling, and a construction site in the morning. They did move us to a different room in the morning that was much more comfortable, but it was a bad start to our trip. The rooms themselves were fairly nice, but the hallways looked very dated and shabby - paint scraped off the walls and doorways, very old elevator. It may still be in the middle of the multi-million dollar renovation that I kept reading about, but it still has some work to do.

Overall, the room and hotel were nice, but we had some issues with the bedroom heater/thermostat and not having hot water in the shower.

For our purposes, the hotel was not a good location. Their restaurant was closed (I knew this at time of booking) but was told there were other restaurants in the area. There are no restaurants that were suitable for children in the area. The room was fine but the hotel hallways need refurbishing. There was an issue with hot water in the shower. The staff was not particularly helpful. Also, we weren't advised about a $9 parking tax that was added on the already high $50 parking fee.

The hotel is attached to a restaurant with a very small bar. When we came back from dinner elsewhere, we wanted to meet friend in the bar. We were told that the bar was going to close at 9 PM. We got there at about 8:45 and the bartender stayed and kept the bar open for us for almost 2 hours.

I stayed at this location under its previous ownership and was not terribly impressed. We decided to try it again knowing that it had undergone renovation. First the good: The room was clean, large enough and nicely decorated. The location is convenient for visits to GWU, although it is somewhat hard to find and our Uber driver and the Uber driver that brought our friends over to visit us both had trouble finding the hotel. We had a number of complaints about the room. First, when we arrived, the room was exceptionally hot and we could not turn the AC on to cool the room off. Our only choice was heat if we wanted to keep the ventilation system running. So we had to turn the air circulation off completely. One window opened about an inch and the other was stuck. Next, near the door, there is a light that is on a sensor. When you move around the room (even turning over in bed), the sensor is activated and the light turns on. There was no way to turn this function off. So the light kept coming on in the middle of the night. After our first day out, we returned and our room key did not work. When I went to the desk to get it fixed, another guest was at the desk reporting the same problem, so I don't think my issue was an isolated one. Later, I tried to call the front desk to ask to have my car retrieved from valet parking and I discovered that the phone in the room did not work at all. As we were heading out for the evening, I reported that the phone didn't work and also asked about the light on the sensor. They said they could send an engineer up to cover the sensor, which they did--they taped a big piece of cardboard over it; which did, at least, stop the light from coming on every time we moved. However, they never fixed the phone. We were also told there was danish and coffee in the lobby in the morning. My husband went down at 9:05 and everything was cleared away. (We didn't realize that it ended at 9 AM.) When he asked the desk clerk about it, the desk clerk basically just told him he was too late. While my husband waited in the lobby for me to come down, another gentleman came down looking for breakfast as well. He, however, asked the bellman, rather than the front desk clerk. The bellman went and brought the gentleman a plate of food and a cup of coffee. Overall, I was disappointed in this hotel. I would not recommend it to others and would only stay there again if my other options were sold out.
