Situated near the small village of Eversley by the Berkshire-Hampshire border, Warbrook House is a Grade I-listed country mansion that was designed by architect John James in 1724. The property is set within 130 acres of Grade II-listed gardens, and takes its name (Warbrook) from the stream that waters them. 

Reading town centre is a 25-minute drive from the hotel. Highclere Castle -- the filming location for "Downton Abbey" in the North Wessex Downs Area of Outstanding Natural Beauty -- is 40 minutes' drive away. 

Winchester, on the edge of the South Downs National Park, is less than 40 minutes' drive away. The city has a medieval cathedral with a 17th-century library and a Norman crypt, and is also home to the ruins of Winchester Castle, originally built in 1067 for William the Conqueror. The Great Hall is the last surviving part and is now a museum where you can see Henry VIII's legendary Round Table -- an imitation of King Arthur's table that is said to date from the early 13th century. 

The hotel has a bar for drinks and light meals such as salads and homemade pizzas, while the Canal View Restaurant serves seasonal dishes for lunch and dinner, and overlooks the Versailles-style canal in the gardens. 

Mansion House Rooms are situated in the main house and have views of the grounds. Wi-Fi is free.

The grounds were nice to walk around and the food in the restaurant for dinner was very good.

More a conference hotel and when we arrived there was a large conference going on. I know we were on a deal but not made to feel very welcome, we knew check-in was from3pm but even then reception said the rooms weren't ready. Ask directions to bar for lunch but again they were so busy with the conference that no one was around to help us so we went out for lunch. Missed opportunity as we spent money elsewhere! Staff not overly friendly apart from chap who served us tea and the young lady who served us dinner. Lady in the bar didn't even know what scones were! May of been different if there wasn't a conference going on but first impression count.

Beds were comfy. Dinner was very nice, sea bass with mussel risotto was lovely. Staff were trying their best. Bar was well stocked - nice selection of gins.

The hotel is very outdated. Although they are working on improving the decor etc at no time were we informed of this and there was no indication on the website that building works are taking place. The rooms and public areas are very tired and grubby. There were hairs in our bath, which was reported to Reception. Cooked breakfast items were kept warm for a long time under lights, egg yolks were solid. In view of fact only a few rooms were occupied, would have been better if items were cooked to order. All in all not a nice experience at all. What a shame for such a grand house!!

Was given a dark room over the roof of the conservatory. Peeling paint and shower trimmings in the bathroom. Service was poor and amateurish in the dining room particularly for dinner. Daily newspapers did not arrive. Tea tray in room was not properly for second night of stay.
